When booking with us guests accept the following terms, conditions and rules

* A valid credit card with sufficient funds is required at the time of booking. Payment

* Check in time is from 2pm. Checkout is up till 10am.

* On booking the terms of your booking will be stated. Please ensure you are aware of these as we cannot change them once booking is made.

* Sufficient on site parking is available for 1 standard car per room. If you have other requirements please let us know.

* Valid identification may be required at time of check in.

* No smoking is permitted in rooms, anywhere indoors or within 10 metres of guest rooms. A minimum charge of $200 will be charged to guests credit cards where smoking rules have been broken.

* Consideration should be given to other guests. Any visitors should leave by 8pm. Guests are not to disturb other guests or make unreasonable noise, be abusive or use bad language. Guests who breach this policy will be asked to leave the property with no refund. Any costs or damages associated with this will be charged to the guest.

* Guests causing damage to the property, causing excessive cleaning to be required or removing items from the room or property will be charged for costs.

* Only the number of guests booked may stay in the room. Where additional guests have stayed or additional bedding is used we will charge this to the credit card provided. Where more people than booked are staying in a room we reserve the right to evict either the additional occupants or cancel the whole booking with no refund at our sole discretion.

* No animals are allowed on the property with the exception of registered dogs as per legislation.

* The booked guest is responsible for the behavior of other guests and their visitors.

* Rooms keys should be returned to the secure key lock box when departing. Lost or non returned keys will incur a $200 charge to change both the lock and key.

Deposit policy is listed at your time of booking.

Non Refundable

All no shows will be charged full booking cost.

Up to 12 years of age are counted as children.

Check in from 2pm.

* The self catering kitchen area is to only be entered or used by adults over 16 years of age.
* Games room, fitness room, guest laundry and dining / kitchen area opening hours may vary depending on season and occupancy. These areas generally will close at 9pm to reduce noise and disturbance to other guests.
