Briar & Cocoa Cabins

The Cottages are self contained 1 bedroom (queen bed in each) accompanied by a sitting area & bathroom.

A television, air conditioning & heating, dvd player and both cabins are fitted with a kitchenette with a kettle, toaster, small fridge, microwave and a complimentary breakfast basket.

All linen including towels are provided.

The Cottages sit on a Golf Course that was initially a flat market garden .The course is a 9 hole Par 3 with Santa Ana Fairways and Bent Grass Greens accompanied by the cafe that serves morning tea and lunches from Thursday through to Sunday and bookings only from Monday through to Wednesday.

Getting There : Please enter the address 5775 Bass Highway, Inverloch VIC 3996, on arrival please take driveway across top of property to the Cafe.

Once you have arrived at the cafe kindly pop inside to see staff who will provide keys and further direction to the Cabin.

Overlooking the Golf Course, both cabins have reverse cycle heating/air conditioner units.

Feature a balcony with outdoor setting, dining room table and chairs, lounge suite with a flat-screen TV and DVD player.

There is also a kitchenette fitted with a microwave, refrigerator and toaster. Every unit features a private bathroom. Bed linen is also provided.

Cocoa & Brier Cottages is located at the back of a unique property which features a nine-hole golf course and café.

Terms and Conditions

Booking Policy

Reservations are subject to availability and actual pricing at the time of booking

All quotes are valid for 24hrs only. Any verbal quote given is an estimate only of price, which will be subject to written advice on confirmation of reservation.

All accommodation bookings must be guaranteed at the time of reservation by provision of Valid Credit Card details, by providing valid credit card details, you warrant that you have the authority to use the credit card and you authorise us to charge the cost of your booking to the credit card in the case of cancellation or no show penalties as detailed below.

Payment in full at time of booking.

All reservations will be confirmed by email

Deposit Policy

We require full payment prior to the stay.

Cancellation Policy

The guest can cancel free of charge until 2 days before arrival. The guest will be charged the cost of the first night if they cancel in the 2 days before arrival.

No Show Policy

The guest will be charged the total price of the reservation.

Child Policy

As we have various water features around the property, it is not suitable for children.

Check-in Policy

Checkin is between 2 and 6pm

Late checkout is by request and availability only.

We ask customer on arrival to kindly arrive at the cafe where keys will be provided.

On arrival, guests will be required to provide a valid credit card or a cash deposit and photo identification to cover any incidental charges.

Other Policy

• The guest can cancel free of charge until 2 days before arrival. The guest will be charged the cost of the first night if they cancel in the 2 days before arrival.

• We have a zero tolerance party policy, guests are expected to be respectful of other guests at all times, and to be quiet between 9pm-8am.

• No group congregations in individual cabins is permitted or tolerated, immediate eviction with no refund applies to any breaches of this policy.

• Smoking IS NOT permitted at any time inside the cabin, designated smoking area in the car park is the only place that smoking is permitted, an additional cleaning fee of $200 will be charged if evidence of smoking inside is found.

• Pets are not allowed.

• Lost or stolen keys will incur a $200 fee.

• Room degradation (such as vomit, bodily wastes) a $200 cleaning fee will be charged, plus any professional floor cleaning charges at cost, plus a daily room tariff equal to the daily tariff that we would charge if the room was available to be let or any other rate that may be agreed to by the management, in accordance with business demand on the day, until the cabin has been returned to its saleable condition.

• The consumption of drugs or excessive alcohol in cabins is strictly prohibited and may result in termination of booking, dismissal of guest without a refund and legal prosecution.

• Damage, breakages, theft, and losses are the tenants’ responsibility during their stay.

• Due to Fire regulations, Management must be aware of number of guests in rooms NO CANDLES OR OPEN FLAMES PERMITTED. Should the Fire Alarm be activated, the cost of Emergency Services attending, will be charged to the guest.
