Booking Policy

We require a non refundable 20% deposit to secure your booking. And the balance payment is due 60days prior to your arrival. If your booking date is within 60days we require the full payment to secure your booking.

Deposit Policy

A non-refundable 20% deposit is required to confirm your booking. Your card provided will be charged accordingly.

The final payment is due:
WInter season (December - March) - 60days prior to your arrival.
Summer season (April - November) - upon arrival.

You can choose to pay in JPY or AUD. If you wish to pay in AUD please leave a note in the "special requests" box above.

Cancellation Policy

Winter season (December - March):
-Cancellation 90days or less prior to start of booking forfeit the 20% deposit already paid.
-Cancellation 60 days or less prior to start of booking incurs a 50% cancellation fee for accommodation.
-Cancellation 30 days or less prior to the start of booking incurs a 100% cancellation fee for accommodation.


Summer season (April - November) :
-Cancellation 14days or less prior to start of booking forfeit the 20% deposit already paid.
-Cancellation 7days or less prior to the start of booking incurs a 100% cancellation fee for accommodation.

*Part Cancellations are handled in the same way.

No Show Policy

No-Show incurs a 100% cancellation fee for accommodation.

Child Policy

Children are welcome.

Check-in Policy

Check-in is from 3pm but you can leave your luggage with us before. We require your IDs at the check-in.
