Minimbah Farm Cottages-Family Farmstay- choose from The Cottage-2 bedrooms & The Loft- 3 bedrooms and The Budderoo House- 6 Bedrooms.

The Cottage, Loft and Budderoo House are around 40-80 metres from each other so it is a easy walk between the cottages and to the chickens and farmyard animals. The way the cottages are set and screened with trees they are also private from each other. Featuring amazing views with almost endless grass paddocks backing onto lush rainforest and with it’s own flowing creek.

MID WEEK AND WEEKENDS are a 2 night minimum

LONG WEEKENDS (Check in on Friday) are a 3 night minimum

APRIL, JULY and SEPTEMBER school holidays are a 3 night minimum

JANUARY SCHOOL HOLIDAYS from 2nd January are a 7 night minimum.

EASTER (4 night minimum) for bookings IN: Thursday or Friday OUT: Monday or Tuesday (No arrival or departure Easter Saturday or Easter Sunday)

CHRISTMAS/NEW YEAR (5 night minimum): No Check In or Departure on Christmas Day, Boxing Day or New Years Day.

FOR OUR GUESTS SAFETY-

High Touch surfaces and Low Touch areas- are cleaned and disinfected after each stay.

We use a professional cleaning company and commercial laundry who use the highest hygiene practices.

Hand wash and disinfectant will be available for you to use as you feel required during your stay.

TO HELP US MAINTAIN SAFETY WE ASK THAT OUR GUESTS PLEASE-

DO NOT TRAVEL ON HOLIDAYS IF YOU OR SOMEONE IN YOUR FAMILY/GROUP ARE EXPERIENCING COLD OR FLU SYMPTOMS OR AWAITING COVID TEST RESULTS OR LIVE IN/VISITED HOTSPOT AREAS/BUSINESSES WHO HAVE BEEN TOLD TO ISOLATE AS ADVISED IN GOVERNMENT HEALTH WARNINGS. So we have a records of who has stayed on our property we ask for large groups- 6 or more guests- to provide us with names and contact phone number for all guests a week before their stay.

Please respect other guests on our property who are not part of your family/group and our community while in the village at the shops and restaurants by maintaining correct social distancing and hygiene protocol.

Getting There : Kangaroo Valley is a 2.5 hour drive from Sydney or Canberra.

Perfect for a two family getaway- 4 adults plus up to 5 children.The two story Loft is wonderfully quaint and rustic, has 3 bedrooms and one bathroom (with a bath) plus a second toilet.

The Loft- sleeps 6-9 guests comfortably with the option of a sofa bed for up to 11 guests.

Dining

There is a variety of cafes and restaurants in the village of Kangaroo Valley which is located 2 kilometres away from Minimbah Farm.

The cottages and house each have full kitchens with cooking facilities plus gas BBQs for you to prepare your meals.

GROCERY SHOPPING- There is The General Store (open 7am to 5pm) and a small “Friendly Grocer” supermarket at the service station (open 7am to 7pm) in the village of Kangaroo Valley. There is also a bakery in the village.

We are 40 minutes from Bowral and 25 minutes for Nowra both have major supermarkets.

Terms and Conditions

Booking Policy

• As a small family run property, cancellations affect us greatly. Therefore we must have specific cancellation policies in place. Refer to our policies and T&Cs on our website and attached to your booking notification.

• There is a $750 bond per cottage- for excess cleaning, breakages etc, applies to the booking which, if all is left satisfactory, is refundable 7 days following your stay-which is pre authorised to your credit card on the day of check in. Any damage to the property must be reported to the owners.

• A noise curfew time applies to music or any excessive noise - of 11.00pm on Friday and Saturday nights (or the night prior to a public holiday) and 10.00pm on Sunday to Thursday nights inclusive. By sending a booking request you are confirming that you agree and understand this. The NSW State Government Code of Conduct applies to all bookings. A copy of the code is provided with your confirmation email.

• No additional guests, other than those booked for the cottages, are to enter the premises of Minimbah Farm without prior arrangement with the owners.

• No pets are to be brought onto the property at anytime during your stay. Your booking will be terminated and you will be asked to leave with no refund for the remainder of your stay plus loss of bond.

• The maximum number of persons that may be accommodated at the property is specified in your booking notification. Excess persons will be required to vacate the property or a pro rata charge may apply if appropriate bedding is available at the property at the Property Manager’s discretion.

• Please ... Be aware that you are staying on a cattle property that consists of domestic animals, wildlife, dams, creeks, electric & barbed wire fences.

Deposit Policy

This is an online booking request system not instant booking so your payment is not automatically charged to your credit card. You will receive a booking details confirmation email and then your booking is confirmed when you receive a booking and payment confirmation email for your payment of a 50% deposit or full payment that has been processed by us.

We reserve the right to decline booking requests at our discretion.

• A 50% deposit is required for bookings outside of 30 days to arrival or full payment is due at time of booking if the booking is within 30 days.

• If you've paid a 50% deposit the balance is due 30 days prior to arrival. The same credit card as the deposit will be used for the balance and bond ($750 bond per cottage- for excess cleaning, breakages etc, applies to the booking which, if all is left satisfactory, is refundable 7 days following your stay-which is pre authorised to your credit card) unless we are otherwise notified. Refer to T&C's.

Cancellation Policy

COVID 19 CANCELLATION POLICY –

For bookings made for stays after 1st February 2021 for cancellations due to return to Government travel restrictions and due to illness with cold and flu symptoms-

• A change of dates will be offered
• If no suitable dates are available then a credit voucher valid for 12 months and subject to no partial refunds and other T&Cs will be offered.

CANCELLATION POLICY-

• Booking cancellations greater than 60 days prior, or any alterations, attract a processing fee of 10% of the total booking amount.

• The 50% deposit is non refundable if the booking is cancelled within 60 to 30 days of arrival.

• Booking cancellations within 30 days of your arrival forego the full booking tariff.

• The rate quoted at the time of booking is the minimum charge, even if numbers decrease. Please refer to your booking notification and our T&C's for changes to guest numbers.

• Travel insurance is advised for all bookings.

No Show Policy

Please note, in case of no-show, the total price of the reservation will be charged.

Child Policy

All children are welcome. Children are 2-16 years of age.
Infants under 2 - are no charge and not added to the occupancy numbers. Porta cots and highchairs can be requested during the booking process ($10 per booking and one set per cottage/house).

• Children under the age of 18 must be supervised by an adult at all times. Your children are your responsibility at all times while on the property.

An Arrival Email is sent one week before your stay with Check In instructions.

Check in from 2 PM.
Check Out by 10 AM.
