Terms and Conditions

Booking Policy

- The number of guests must not exceed the number stated on the booking.
- Guests are responsible for the safekeeping and replacement of accommodation keys. Guests requiring a key after office hours will be charged a minimum service fee of $100.00. If keys are lost, you will be responsible for the changing of locks. Please take care of them. Guests must not attempt to break into premises when locked out.
- All accommodation is for residential holiday purposes only. Functions, parties and extra guests are strictly not allowed. Occupation of premises which in the absolute discretion of management causes nuisance or annoyance to neighbouring occupiers will be terminated immediately with the full rental forfeited plus any cost incurred payable. NO SCHOOLIES BOOKINGS ALLOWED.
- Extra vehicles, boats, or similar items must be parked outside the property grounds, or alternate arrangements should be made with the agent.

- Pandemic or Forced Closure Policy - In the event of a pandemic or forced closure, the following policy will apply:
A credit note, valid for 18 months, will be issued, allowing you to re-book your accommodation at a later date.
For customers who prefer a refund, an interim credit note will be issued, and the refund will be processed, minus a 10% administration fee, once the pandemic has passed and normal operations resume.
Any credit from a postponed booking can be applied to future stays at the current rates at the time of your new booking.

Strict No Pet Policy
Please be advised that we have a strict no-pet policy. If an animal is found on the premises, you will be asked to vacate, and all payments made will be forfeited.

Please be advised that we have a strict no-children/infants policy. If children or infants are found on the premises, you will be asked to leave, and all payments made will be forfeited.

No Smoking Policy
Smoking is only permitted outside, at least 4 meters from apartment entrance.

Deposit Policy

One night payment is required to secure your online booking. A 1.5% surcharge will apply to all MasterCard and Visa credit card and debit card transactions.

There is no Check-in on Christmas Day.

Cancellation Policy

Cancellation Policy

- A full refund, less a $25 administration fee, will be issued for cancellations received in writing 14 days prior to arrival. Refunds for cancellations received within 14 days of arrival will only be provided if we are able to secure a replacement booking. No refunds will be given for early check-outs.

- Different rules may apply for bookings made through external marketing platforms.(Eg: Booking.com, Airbnb) Bookings and cancellations made through external marketing platforms are subject to the terms and conditions set by each individual provider. You acknowledge you have read these terms and conditions and agreed to them in their entirety. Where there is a conflict between our booking terms and those from an external marketing platform the strictest rules, payment terms and refund policies will apply.

- If you shorten your stay, the unused portion of your rent is non-refundable.

- Christmas deposits are not refundable under any circumstances. All cancellations must be in writing.

- We allow a change of booking dates once (except during Christmas / New Year period), if you require a change of dates again it will attract the same conditions for cancellations as stated herein.

Child Policy

Our apartments are NOT suitable for children and babies.
If you are found to have children or babies with you, you will be asked to leave immediately and forfeit all monies paid.

Check-in Policy

Check-In After 2:00 p.m.

On the day of your arrival, you will receive a text message before 2 p.m. with your apartment number and a keysafe code to access your keys.
